With the 2011 hurricane season now underway, I am hopeful that we will continue the good fortune we have experienced for the past five years.

The past two legislative sessions have shown the delicate balance needed to attract the private insurance industry back to Florida while ensuring fair and equitable rates for Floridians. These legislative reforms should signal to the insurance industry that Florida is open, competitive and ready for their business.

Attached are two recent articles regarding the need for further discussion and reforms surrounding the Florida Hurricane Catastrophe Fund and Citizens Property Insurance Company. I found them to be thought-provoking and worthy of discussion.

BOCA WOODS MARKET UPDATE

In the last 12 months 64 homes closed ranging from a 2 bedroom 2 bath banked owned property that sold for $47,000 (on the market 98 days) to 3 bedroom, 2 ½ bath 3298 living sq ft pool home that sold for $362,500 (on market for 51 days). Currently there are 20 homes on the market ranging from a 2 bedroom, 2 bath 2008 living sq ft Pinewood model (no pool) listed for $99,000 to a 5 bedroom, 6 bath 5361 living sq ft home with pool listed for $897,000. 5 homes are pending, 4 homes are contingent.

Boca Woods is a well-planned community, with 645 single family homes built between 1957 and 1991, all with golf course or lake views on over 600 acres. Homes have space between them - not zero lot lines. There are no condos or townhouses in the community. 65% of the residents live there year round.

Golf Membership is Mandatory ($50,000 total). Two golf courses are available with guaranteed tee time. Many scheduled activities provide an active social life. There is a clubhouse, pool and 5,000 sq. ft. fitness center with fitness instructor always on duty; personal training and massages available.
